Cleaning is hardly the first thing you think of when you've sold your house. But when you, as a seller, have finally emptied the house of all your belongings, the question always arises of how much cleaning you need to do before handing over the keys to the next owner.
The answer is: Nothing..
Unless otherwise specifically agreed, the seller is not obligated to carry out cleaning when selling his house. The Danish Real Estate Association's standard form, which is used in most real estate transactions, has no provision regarding cleaning.
However, as a seller, you must hand over the house. “tidyed up”. This means that all loose items, including furniture, fixtures and all the seller's other belongings, have been removed from the property. Built-in cupboards etc. must of course remain on the property. Tidying up does not mean, however, that the seller must also clean.
Many sellers will naturally want to hand over a nice property, and therefore also make sure to hand it over cleaned. It also gives a good first impression to the new owners when they get the keys. But as I said, there is no obligation to do so unless it is written in the purchase agreement.
