The buying and selling of real estate in Denmark is governed by a set of laws. These laws guarantee a high degree of consumer protection, when buying a property for personal use, such as a permanent residence or a holiday home. These rules have with only minor changes been in place since the 1990’s.
Who can buy property in Denmark?
Are you a citizen of the EU, then you are allowed to buy a property in Denmark. Just as long as your purpose with the purchase is your own personal use and you intent to take residence in the property. You must have permission for permanent residence in Denmark or a work-visa. Non-citizens are only to a minor degree allowed to purchase a holiday home in Denmark.
If you are a citizen of a country outside the EU, you may only be allowed to purchase a property for personal use, when certain conditions are met. This requires a permit from the State. As a guideline you must have been living in Denmark for at least 5 years in total. Not until then are you allowed to purchase a property. We will guide you in this process. How to buy real estate in Denmark
Most properties are put up for sale through real estate agents. For an overview of properties for sale in Denmark take a look at Boligsiden.dk. When you buy through an estate agent you must make certain that the document contains this phrase: “Købsaftalen er betinget af købers advokats godkendelse i sin helhed.” This means that even though you have signed the contract, the contract is not binding, until it has been approved by a lawyer. It is also possible to buy or sell without the use of an estate agent. If that is the case, you should also seek legal assistance. The buying and selling of property requires the necessary skills and expertise to be handled properly. We can also assist with writing up the contract etc.
